Real Estate Legal Expert Speaks on the Short Sale Process

Brooklyn, NY (Friday, January 9, 2009) – The Women’s Council of Realtors launched a new list of prominent industry leaders to headline their monthly membership educational conferences. Under the invitation of the new Women’s Council president, Ms. Kimberlie Lyn-Sue and former president Ms. Julie Thum, the meeting presented Michael M. Menicucci, Esq., a partner of Menicucci-Villa & Associates, PLLC of Staten Island; a longstanding and well recognized figure in banking and real estate law. Menicucci and the firm’s senior associate, Maria A. Mirra, Esq. spoke directly to all the members concerning the many technical intricacies of the SHORT-SALE process as well as the many pitfalls and legal discrepancies of under-qualified consultants who perform this service.

As part of a previous interview with The Market Reporter, Michael Menicucci expresses deep concerns over the many technical flaws implemented by short sale consultants that adds to the home loss epidemic. “A significant number of homes have fallen into foreclosure due to inaccuracies and misguidance from realtors during the short sale settlement process”, stated Menicucci. “Oftentimes, these unfortunate cases occur because of a lack of familiarity in the entire handling process…. also, inaccurate advisement relayed by the agent can be considered an act of fraud leading to severe legal ramifications for the realtor.” As a local industry leader and a legal expert, Menicucci performs these public speaking engagements with groups of real estate professionals hoping to provide updated information and advisement as part of his commitment to reverse our current foreclosure epidemic.

As part of his Foreclosure Prevention campaign, Michael Menicucci is underway a series of travels to the outer boroughs. Due to the high concentration of homes and commercial properties in the Brooklyn area, he is committed to presenting to a list of associations- starting with the Women’s Council of Realtors as well as the Brooklyn Board of Realtors and its other branches. His larger objective is to support a united industry by inspiring an alliance of collaborative professionals to help restore market confidence. “It was amazing to cross the Verrazano and feel right at home” starts Celia Ieravsi, Staten Island top realtor from Robert Defalco Realty. “Networking with Brooklyn producers, attending conferences in organizations like the Women’s Council of Realtors and listening to everyone really brings a sense of solidarity… the only way to defeat this problem is with education and staying connected!”

From far and near, professionals attended the WCR conference to take full advantage of the guest speakers from ‘the other side of the bridge’. Sandra Tesoriero of Oak Title Abstract Corp of Mineola, NY mentions “…the values of being part of this organization is the networking that goes with membership… that and the guest speakers that truly help us perform better in the field”. Reports from the membership committee gained 4 new members immediately after the resounding presentation of Menicucci and Mirra- who captivated the room well into overtime.

 

2009 PROJECTS
In the fall of 2008, Menicucci produced the first Realtors’ Roundtable Luncheon- successfully assembling the top 10 producers of Staten Island at the fine and famous DaNoi Restaurant. This ‘meeting-of-the-minds’ brought together an all-star group of reps from a number of recognized real estate companies. Together, they successfully laid the ground work for further collaboration- discussing the current consumer trends and the potential future of the housing market from the field perspective. The next installments of the Roundtable series will be announced in early February- taking place in fine restaurants all over Brooklyn and Manhattan.

Talks of an expanded multi-panel seminar series called “The Foreclosure Prevention Workshop” is in the works between the Menicucci camp and other industry leaders such as Sal Calabrese, Staten Island real estate heavyweight and this year’s new president of the Brooklyn Board of Realtors. “We have the golden opportunity to lead with widespread education within the market to restore confidence and to consumer activity”, says Calabrese. “…and by training more leaders to pass the ‘good word’, we can lead this fight to save homes and get people investing again.”

The law firm of Menicucci-Villa & Assoc.
